What a roof actually costs around here
Most roofing companies make you book a sales visit just to hear a number. Here are the honest ranges we see across Berks County, so you can decide whether it's worth a conversation. Your written estimate is exact, itemized, and free.
Asphalt shingle roof replacement
Most single-family homes. Driven by roof size, pitch, layers to tear off, and shingle line.
Metal roof (standing seam)
Premium lifespan (50+ years). Priced per square; complexity matters more than size.
Roof repair
Typical leak, flashing, or wind damage repairs. Diagnosed with photos before any quote.
Vinyl siding replacement
Typical single-family full re-side. Fiber cement runs higher; small repairs quoted per job.
Emergency tarping / stabilization
Time and materials, quoted on arrival. Usually covered by homeowner insurance.
Roof inspection with photo report
Standalone pre-purchase inspections quoted by roof size.
Why estimates vary so much
Two quotes for the same house can differ by thousands. The usual reasons: whether old layers get torn off or covered over, the grade of underlayment and ice barrier, how flashing is handled (reused vs replaced), crew insurance, and what the warranty actually covers. A cheap quote that reuses flashing and skips ice shield costs more within five years. Our estimates itemize all of it so you can compare line by line.
